My (22) Parents (55) Want To Put My Name On Their Mortgage

So preface, my parents were not really good with money and always struggle to save and they often overspend. A little about the house, when the house was bought, my parents consigned it with my aunt, to get a loan from the bank because my mom’s income is not enough for a mortgage, and my dad runs a cash only business. My aunt (who is financially well off and smarter) agreed to co-sign for 10 years to help her sister. The 10 year mark is up, and I knew nothing about this “agreement” until now, plus I was like 12 so what the fuck mom.

Recently now that I’ve finished up my undergrad (debt free, I paid it off myself), my mom just told me this situation and want to put my name on the mortgage so she can continue to qualify for it. For context, I just graduated and make about 50k a year. She said my aunt would just transfer the mortgage and deed to me. According to her, I wouldn’t pay majority of it, she and my dad would continue to pay the mortgage/bills, and all I need to do is pay $1,000 a month in rent to live at home. Sounds like a sweet deal since they said my name would also be in the deed when they pass away.

Thing is I personally do not trust my parents. They’ve been so bad financially growing up, that I’m trying to be better. They don’t even have a retirement fund or proper savings account. They spend every dollar they make on stuff that I know they can save on, but what can I do? I’m just afraid that I’ll be put in a horrible financial situation if they miss mortgage payments. Should I move out or stay and inherit the house? After doing my own research, I’ll lose my first home buyer benefits, but to be fair I don’t think I’ll be buying a home in the next 5-10 years anyways, because of how expensive the cost of living has gone. But at the same time I’m conflicted because I don’t want to be bounded to their debt, and have to live at home forever, because what if I want to live aboard or at a different cheaper state? Any advice would be appreciated.
