Natural Grocers Buys Lakewood Office Building For $5.6m

Natural Grocers could be moving its headquarters within Lakewood.

The publicly traded grocer purchased a 5-story, 80,000-square-foot office building at 3609 S. Wadsworth Blvd. for $5.6 million last week. The company declined to comment on the transaction, which works out to $70 per square foot.

The sellers, Amherst Capital Partners Colorado LLC and DDIT Texas LLC, purchased the property in 2017 for $8.2 million, according to public records. A representative of the two entities declined to comment, citing a confidentiality agreement.

Lakewood spokeswoman Stacie Oulton told BusinessDen via email that the city is in conversations with the grocery chain about its plans for the building, but that nothing has been formalized yet.

Public records show the 1980s building is home to 14 tenants. One tenant told BusinessDen that the top two floors are vacant and Natural Grocers intends to move its corporate offices there. A typical floor plate in the building is 17,000 square feet, according to a marketing brochure.

Natural Grocers lists its headquarters as 12612 W. Alameda Parkway in Lakewood, where it operates a store. It’s a 15-minute drive from the property it just purchased.

The company was founded in the Denver suburb in 1955 and has grown to 168 stores across 21 states.
