Would Love Feedback On My Financial Path.

I’m 45, live in HCOL. Mortgage balance is $600k @ 2.75%, started at $700k and have 24 years left on it. I’m not inclined to add any to P&I due to low interest rate.

I have $700k invested in mostly SP500. A little of that ($20k) is in spmo, I’d like to see what spmo does and maybe add more to it over time as a way to increase returns as market rises.

I own rental property worth about $750k with a balance of $450k. It’s cash flow positive each month, basically paying for itself and then some. I use the excess to pay down the mortgage faster. OPM has been a nice lever.

I own a business valued at about $1.3m. From that I enjoy an annual income of about $400k.

I would like to retire at 50 with no debt.

Assume:

-$10k monthly investment into SP500
-SP500 returns (average) 8% annually for the next 5 years.
- that means my stock portfolio should be about $1.8m.

Assume further that I sell the business for $1.3 in 5 years, AI tells me after taxes I should pockets about $1m, let’s put that into my brokerage in an SP500 fund.

This gives me $2.8m invested.

Assume I sell the rental and use the proceeds to pay off my primary home. If I need to steal some cash from the business sale to totally retire the balance.

All things considered I should have, let’s say, $2.5-2.8m at 50 with no debt.

In a hcol area but with no debt this feels like a doable plan. I don’t need a huge life, just a quick trip to a sunny spot a couple times a winter and enough cash to eat out here and there and do some home maintenance.

Give me your thoughts. Pole some holes for me. Thanks!
