American Healthcare Reit To Acquire 8 Kensington Senior Living Communities For $873m 

American Healthcare REIT (NYSE: AHR) is picking up a portfolio of eight communities managed by Kensington Senior Living for $873 million.

According to a recent financial disclosure released along with the company’s second-quarter 2026 earnings report, the company entered into three purchase agreements to acquire the assisted living and memory care communities in California, Maryland, New York and Virginia, which total 745 units. Included in the purchase price is $56.5 million of Kensington’s existing agency debt.

The Irvine, California-based real estate investment trust’s leaders expect the deal will close after Aug. 31.

Six of the properties were opened in 2015 or later. Two of the properties are in the Los Angeles metropolitan area, one is in the San Franciso metropolitan area, four properties are in Washington, D.C. and one property is in the New York metropolitan area. American Healthcare leaders ecpect that Kensington Senior Living, which developed seven of the properties, will stay on as the portfolio’s manager.

The acquisition marks a continued effort from the REIT to invest in “needs-driven SHOP” to build out its senior housing operating portfolio.

The latest acquisition announcement only follows a trend of additional senior housing purchases. In 2026, American Healthcare REIT has completed $1.4 billion in senior living acquisitions and investments. The company’s investment pipeline includes a potential of $953 million of potential transactions under executed purchase agreements, including the latest portfolio acquisition, and letters of intent totaling $382.7 million. Most of the deals are expected to be completed by the end of 2026.
