Apb Wholesale Expands Construction Loan Options For Entrepreneurs
American Pride Bank announced on Tuesday that it’s expanding its one-time-close construction loan programs through its wholesale mortgage division, APB Wholesale, by adding new options aimed at self-employed borrowers, entrepreneurs and real estate investors.
In a press release, the bank explained that the expanded product suite is designed to give mortgage brokers more flexibility when working with borrowers who do not fit traditional underwriting standards, including owner-operators and investors.
The one-time-close construction loans can be used for new construction or major renovation projects, and they are available across a wide range of property types.
Jessica Bluj, president of APB’s mortgage division, said the programs are intended to simplify a process that is often costly and complex for borrowers.
“Traditional construction lending often requires multiple applications, which can crank up closing costs and add to the constant stress of rate fluctuations,” Bluj said.
Bluj said she developed the programs after experiencing challenges in securing financing while building her own custom home. At the time, she was working as a consultant and did not have W-2 income, which complicated the underwriting process.
“I had the assets, but since I didn’t have a current W-2, I faced hurdle after hurdle just trying to get the bank to make an accurate assessment of my financial picture,” she said. “I realized that a lot of highly qualified borrowers are probably facing the same barriers simply because they don’t tick traditional boxes. I wanted us to be different.”
APB Wholesale’s one-time-close construction loan programs are backed by a construction loan department and include alternative documentation options such as debt-service-coverage-ratio (DSCR) loans and qualification based on profit-and-loss statements.
“I am so proud of this product — it has the type of flexible loans and focused service that I wish I had access to when I started my build,” Bluj said.
Per Modex data, APB Wholesale posted an origination volume of $8.3 million in 2024 and a volume of $6.6 million between January 2025 and January 2026.
