Latitude Margaritaville, Minto Communities plan Texas development

Margaritaville Holdings and Minto Communities USA recently announced plans to expand into Galveston Bay, Texas with a 3,500-home development, according to a news release.

Latitude Margaritaville Galveston Bay is part of a planned unit development on a 1,318-acre property, and the project recently received zoning approval to move forward.

“This is an exciting milestone for Minto as we expand into Texas and introduce Latitude Margaritaville to the Greater Houston market,” said Minto Communities Division President, Acquisitions & Development, Dutch Neuweiler. “We appreciate the thoughtful engagement and support of Texas City officials throughout this process and share their vision for creating a community that will have a positive impact well beyond its boundaries. With its location on Galveston Bay and access to everything the surrounding area has to offer, we believe this is an exceptional setting those interested in the iconic lifestyle our communities provide.”

Latitude Margaritaville communities are developed by Minto Communities USA through a license from Margaritaville and are designed around “a shared passion for tropical escape and relaxation.”

Development plans call for roughly 3,500 homes including single-family, villa and cottage homes. Amenities across Latitude Margaritaville communities include a Town Square with live music and dancing, a Fins Up! fitness center, Latitude Bar and Chill restaurant, Workin’ N’ Playin’ center, Last Mango Theater, Paradise Pool, Changes in Attitude poolside bar, tennis, pickleball and bocce ball courts, a Barkaritaville dog park and pet spa.

An economic impact report from a consulting firm estimates the new Margaritaville community will create over 1,700 new, permanent jobs and create $68.8 million in annual labor income in the Galveston County area. Next steps include submitting plans for a sales center and model park area, the first phase of development on the project with a targeted opening in 2028. 

Another Latitude Margaritaville project, Latitude Margaritaville Watersound in Panama City Beach, Florida, is currently under development through a joint venture with the St. Joe Company.

Evergreen Real Estate Group breaks ground on multiple projects

Chicago-based Evergreen Real Estate Group announced the start of construction on three affordable assisted living communities in Ohio near Dayton and Columbus, according to a news release.

The projects are expected to be completed in the fall and winter of next year.

Work is now underway at Green Oaks of Fairborn near Dayton, along with construction at Green Oaks of Grove City near Columbus. Another Columbus property, Green Oaks of Walnut Creek, is also under active construction.

The three projects will use the same model Evergreen has deployed in the past to build affordable senior housing properties across Illinois, Indiana and Ohio. Apartments at all Green Oaks communities will offer a kitchenette with a sink, refrigerator and microwave, as well as an option for a full kitchen. Residences will include full private bathrooms with showers, living and bedroom spaces, individual heating and air conditioning and an emergency alert system, the news release states.

The exteriors of the communities will include a main drop-off point, sitting areas, walking paths, a private patio, a gazebo recreation area and new landscaping.

Each community consists of a three- or four-story, 120-unit building with 67 studio apartments and 53 one-bedroom units for older adults. The communities will be managed by Gardant Management Solutions, one of the nation’s largest assisted living providers.

It also means expanding the reach of affordable assisted living so that more seniors — regardless of income — have access to the kind of quality, dignified care every person deserves.”

All three affordable developments will be licensed as residential care facilities through Ohio state authorities. These projects follow Evergreen’s previous work in the Buckeye State, including construction that began late last year on Green Oaks of Canal Winchester near Columbus and Green Oaks of Holland near Toledo.

The developments are made possible through partnerships with the Ohio Housing Finance Agency, Ohio Department of Medicaid, Ohio Department of Aging and Ohio Department of Health.

The three new Green Oaks projects were designed by Chicago-based WJW Architects and the general contractor is The Douglas Company, based in the Netherlands.

MorningStar Senior Living starts construction in Arizona

MorningStar Senior Living, in partnership with Investcor Development and EOS Residential Investors, recently broke ground on a new senior living community in San Tan Valley, Arizona, according to a news release.

MorningStar Senior Living at Creekside will include 117 units and span two stories across 94,810 square feet on a 5.93-acre property. A total of 89 units will be available for assisted living with 28 units for memory care services.

The project’s design focuses on creating a modern, inviting residential environment with a plethora of amenities. Offerings include indoor and outdoor dining venues, a salon, fitness center, game room, library and landscaped courtyards with a dog park.

“Since our inception in 2003, MorningStar’s unifying mission to honor, to serve and to invest has set us apart in the senior living space,” said Ken Jaeger, founder and CEO of MorningStar. “We’re honored to have found partners in Investcor and EOS who share these core values. The Creekside community will be designed to offer area seniors elegance and comfort, resort-style amenities and a compassionate, responsive hospitality and care team.”

The project is expected to open in 2028.

Ohio community expands with memory care neighborhood

1019 Belle’s Place of Kenwood in Cincinnati, Ohio, announced the opening of a new memory care neighborhood at the senior living community, according to a news release.

Kesler Hall will add a 15-resident memory care neighborhood “created to honor veterans and military families.” The concept for the project was inspired by U.S. Army service history in founder James Kesler’s family.

“As families search for memory care, they are looking for more than quality clinical support,” said 1019 Senior Living CEO Heather Kesler. “They want their loved one to feel known, valued and connected to the life they’ve lived. Kesler Hall was created to provide that sense of belonging while honoring the service and sacrifices that helped shape generations of families.”

Wingate Living opens independent living community in Massachusetts

Wingate Living announced the opening of its latest independent living community in Needham, Massachusetts, according to a news release.

One Wingate East, a boutique independent living property, welcomed its first residents this week to the 61-unit independent living property, which is designed for older adults seeking luxury residential offerings with access to amenities, programming and social opportunities.

The community includes “dozens of unique floor plans,” featuring Juliet balconies and French doors. Amenities at One Wingate East include a rooftop lounge and grill, golf simulator, artist workshop, fitness studios, a library and multiple dining offerings.
