Nic: Seniors Housing Occupancy Nears 90 Percent
ANNAPOLIS, Md. — Seniors housing occupancy in the second quarter of 2026 neared 90 percent in the second quarter of 2026, according to the National Investment Center for Seniors Housing & Care (NIC).
In 15 of 31 primary markets tracked by NIC MAP — the data arm of NIC — occupancy hit or exceeded 90 percent. Nationwide occupancy averaged 89.9 percent in the second quarter. This marks a 0.4 percent increase relative to the first quarter of the year and marks the 20th consecutive quarter of increases.
Of the 31 primary markets, Boston, San Francisco and Baltimore had the highest occupancy, at 93.3, 92.7 and 91.8 percent, respectively.
As of the second quarter, fewer than 16,000 total units of senior living were under construction, reports NIC. The organization projects that overall seniors housing occupancy will surpass 90 percent by the end of the year.
