Residential Assisted Living Operator Harmony Homes Inks Deal With 55+ Developer With Growth Planned

Residential assisted living operator Harmony Homes continues to grow in 2026, and the company is partnering with a developer to add homes within a broader age-restricted 55+ development.

In 2025, Harmony Homes announced plans for multiple small-footprint assisted living homes. Today, construction is underway on 2 of the 11 planned properties in Maryland Heights, Missouri near St. Louis.

Harmony Homes CEO Bob DeClue told Senior Housing News the company was named the exclusive assisted living provider for Stonebridge, a new 55+ development in O’Fallon, Missouri in partnership with Sansone Design Build.

“Our approach has always been about helping folks transition in place, so getting outside of the assisted living and memory care space,” DeClue told SHN. “Being able to incorporate independent living has always been part of our vision.”

The Stonebridge development will bring 39 luxury villas with a low maintenance lifestyle targeting the 55+ demographic, seeking out folks looking to downsize or have a more simple lifestyle, according to Sansone Design Build President EJ Sansone.

The 11-acre site will include five residential assisted living-licensed homes managed by Harmony. 

Sansone said that buyers at previous 55+ communities would inquire about nearby high acuity services like assisted living and memory care to age in place. The Sansone and Harmony partnership aims to meet demand for younger older adults seeking a safety net of additional services as they age.

The Stonebridge site was proposed for development multiple times in the past, but the partnership with Harmony Homes helped gain local support and led to the site plan getting approved, Sansone said.

“As those needs change and needs become more acute, I think the mission part comes in,” DeClue said. “It allows us to fit nicely into communities, integrate within those existing neighborhoods.”

DeClue compared the differences between residential assisted living and traditional senior living to Marriott versus AirBnb, meaning that some travelers seek out different experiences and the same can be said for older adults transitioning in their next phase of life.

“We’re comfortable with this kind of AirBnb-type of niche because we’re big believers in the care model that we bring forward,” DeClue added.

Harmony was the “right partner” to add increased care services and fit seamlessly into a larger neighborhood with a “residential feel.”

Stonebridge is planned to have amenities such as a clubhouse with shared space that is open for community events and gatherings. Demand for adding high acuity living options into age-restricted developments and active adult communities is growing, and DeClue noted that he’s in calls with developers on a weekly basis seeking out a partnership with Harmony.

“Being able to be a solution to families at all different stages of need is critically important,” DeClue said. “We’re blending neighborhoods and we’re purposefully matching architecture between our homes and the villa homes.”

Sansone said targeting the baby boomer generation with a product capable of offering aging-in-place options could help differentiate the Stonebridge project and lead to future opportunities.

“In my mind, it’s a meet the moment opportunity to step up to serve these folks,” Sansone said. “We can only scratch the surface and make our impact but that’s what we intend to do.”
