Arkansas active adult communities transfer ownership

Two active adult communities in Arkansas have a new owner.

The communities, Village on the Park Bentonville and Village on the Park Rogers in Bentonville and Rogers, Arizona, total 208 units of independent living, assisted living and memory care services, according to a press release.

The transaction was closed on behalf of a joint venture between Harrison Street Asset Management and Bridgewood Property Company.

Berkadia was the deal’s broker. The firm also announced its senior housing and healthcare platform generated more than $508 million in the first quarter of 2026. The mortgage platform closed 32 transactions, including $128 million in fundings across 15 deals.

Clarion picks up community in Phoenix

Clarion Partners has acquired Legacy House of Avondale, a 169-unit community in the Phoenix metropolitan area. The company partnered with MorningStar Senior Living to operate the community.

Western States Lodging and Management previously developed, owned and operated the community.

According to deal broker Blueprint, the community’s new owner is embarking on a strategy “focused on rate optimization and expense efficiencies to further enhance performance.”

Texas community changes hands

The Villages of Windcrest, an 81-unit assisted living and memory care community, has changed hands to a new buyer. Built in 2018, the community was traded to a buyer that brought in a new operator to manage it.

Blueprint facilitated the community’s sale.

Memory care communities in New York find new owner

Private equity firm Tunbridge PEAK has acquired two memory care communities totaling 104 units in New York. The new owner retained the community’s operator, Peregrine Senior Living.

The communities are located in “one of the highest barrier-to-entry seniors housing markets in the country,” according to a press release.

“The transaction achieved a record price per unit for standalone memory care assets in New York State,” noted broker Blueprint, which facilitated the sale.

Focus Healthcare Partners adds community in Houston

Focus Healthcare Partners has acquired The Buckingham, a luxury community in Houston, and rebranded it as Laural Parke Senior Living. The community also is adopting a new rental model.

The owner is working with LCS to manage the independent living, assisted living and memory care wings of the community, while Ignite Medical Resorts is overseeing its skilled nursing operations.
