Foundry Commercial completes five-property acquisition
Foundry Commercial announced it completed the acquisition of five recently built assisted living and memory care communities located across Georgia and Florida.
The portfolio includes two communities in Georgia, located in Warner Robins and Boynton Ridge, which were acquired in October 2025, as well as three communities in Florida, in Jacksonville, Titusville and Plant City, which were acquired in February 2026 according to a press release.
The communities will be operated by Allegro Living Management under the company’s Alto brand, the release states.
American House continues Florida growth
American House Senior Living has continued its growth in Florida with the acquisition of Beach House Assisted Living & Memory Care.
Following the acquisition, the community was rebranded American House Wesley Chapel and follows the opening of American House The Palms in Fort Myers, a press release states.
American House Senior Living now operates 14 communities in Florida and five AEW Capital Management-owned communities, according to the release.
Blueprint sells 409-unit portfolio
Blueprint announced it sold a 409-unit senior living portfolio spanning primary and secondary markets across Arizona and Utah.
The portfolio was built between 2014 and 2016 and “represented a compelling mix of private pay and Medicaid revenue streams,” a press release states.
The portfolio’s ownership selected a non-publicly traded REIT as the buyer, the release states.
Unbridled Living acquires, renames community
Unbridled Living announced its acquisition of The Emerson at St. Peters in St. Peters, Missouri.
The 182-unit independent living community will operate under the Unbridled Living brand, effective immediately, and will be known as Unbridled Living of St. Peters, a press release states.
The transaction marks Unbridled Living’s fourth acquisition in less than 12 months, according to the release.
Berkadia sells, finances The Sheridan of Green Oaks
Berkadia announced it sold and financed The Sheridan of Green Oaks, a 198-unit community in Lake Bluff, Illinois.
The transaction was closed on behalf of AEW Capital Management, according to a press release.
Solera Senior Living will manage the community.
SLIB sells Colorado assisted living community
Senior Living Investment Brokerage facilitated the sale of a 14-unit assisted living facility in Keenesburg, Colorado.
The community is the second of three the seller is working to divest from, according to a press release.
The buyer is a regional owner-operator based in Denver, who is looking to expand its footprint throughout Colorado.

12 Oaks expands in Texas
12 Oaks Senior Living announced it has expanded its management portfolio with the addition of The Lodge at Pine Creek.
The 217-unit community in Baytown, Texas has a full continuum of living options from cottages, independent living suites, assisted living and memory care, according to a press release.
“We are looking forward to welcoming The Lodge at Pine Creek into the 12 Oaks family,” Greg Puklicz, 12 Oaks President, said in the release. “12 Oaks previously opened, owned and operated a community in Baytown for several years, and we are excited to be back in this vibrant market once again, as we continue to curate our Texas portfolio.”

Top California Lender closes $6M acquisition loan
Top California Lender, a private lender specializing in commercial real estate financing, announced it closed on a $6 million loan for the acquisition and repositioning of a 92-unit senior living community in Scottsdale, Arizona.
The loan’s sponsor “plans to implement interior renovations, amenity enhancements and operational repositioning designed to increase occupancy and stabilize the asset before transitioning to permanent financing,” a press release states.
The area is reportedly seeing a growing demand for senior housing based on migration trends, the release states.
