Premier two-community portfolio sold

JLL Capital Markets completed the sale of a “premier” two-property senior housing portfolio totaling 545 units in San Jose and Roseville, California.

The deal “represents one of the largest senior housing portfolio sales in Northern California in recent years and underscores the institutional investment community’s appetite for modern, well-located assets developed by proven sponsors in demographically superior markets,” according to a press release. Details on the transaction amount were not available.

The portfolio comprises Sonrisa Senior Living and The Watermark at Almaden. JLL represented the seller, a joint venture between Affinius Capital and Alliance Residential Company, and procured the buyer, a publicly traded real estate investment trust, the release states.

‘Top-performing’ Atlanta community sold

Berkadia announced its involvement in the sale of Winnwood Retirement Community, a 202-unit senior living community in Marietta, Georgia.

The community is “a top-performing, newly renovated independent and assisted living asset located in one of Atlanta’s most desirable suburban markets,” according to a press release.

The community was sold by Vineyard Company, a Georgia-based family office to an S&P 500 company focused on seniors housing, the release states. Senior Director Brooks Minford of Berkadia seniors housing and healthcare led the transaction.

Ziegler closes $166M expansion financing

Ziegler announced it closed on The Sharon at SouthPark’s $166.4 million Series 2026A, 2026B and 2026C Bonds for an expansion project.

The expansion will “expand residential capacity, elevate wellness resources and ensure it continues to offer a modern, connected and health-forward environment aligned with the expectations of current and future residents,” according to a press release.

The expansion includes three components: 64 new independent living apartments with underbuilding parking to be known as the Belmore Apartments, mixed-use space on the first floor of the Belmore building to provide a blend of residential, office, retail and restaurant uses and the Center for Vibrant Living, a 52,000 square foot comprehensive wellness destination that will include a new swimming pool, senior-friendly fitness equipment, two workout studios, walking tracks and golf simulators, the release states.

Rogerson awarded $600,000

Rogerson Communities announced it was awarded a $600,000 grant from the Hamilton Company Charitable Foundation to redevelop its memory care community in Jamaica Plain.

The award will be used to help build a new six-story building with 66 new memory care units, in addition to 41 new affordable independent living apartments for older adults, to replace the existing Rogerson House building on site, a press release states.

Alongside the memory care program, the building will include space for a Fitness FIRST center, and feature more than 20,000 square feet of outdoor space, including four garden areas, portions of which will be publicly accessible, the release states.
