Smith Douglas Homes Promotes Scott Bowles To Regional President
On Monday, Smith Douglas Homes announced the creation of a new role — Regional President, Southeast. The new position comes as the Georgia-based builder expanded into several new southeastern markets last year and is positioning itself to bolster operations in existing divisions.
Scott Bowles will serve as the new Regional President, Southeast. In this role, he will “provide strategic oversight” for six divisions — Raleigh, Charlotte, Greenville, Atlanta, Central Georgia, and Chattanooga.
Bowles joined Smith Douglas Homes in 2017, initially working as Vice President, Finance and Accounting, before his promotion to President of the company’s Atlanta Division. Colin Bennett will be the new President of the Atlanta Division, and Matt Schaller was named as Division President of the recently formed Chattanooga Division.
Smith Douglas Homes currently operates in six states, including Alabama, Georgia, North Carolina, South Carolina, Tennessee, and Texas.
Across that footprint, the builder has also grown at the division-level, having expanded into Gulf Shores, AL, Greensville, SC, Dallas, TX and Central Georgia last year, as well as Chattanooga, TN in 2024.
“As we continue executing on our strategy to become a leading large-scale homebuilder in the Southeast, these appointments position us well to drive disciplined growth and operational performance across our expanding footprint,” Gregg Bennett, Vice Chairman and CEO of Douglas Homes, said in a statement.
Smith Douglas Homes’ growth strategy
During a Q3 2025 earnings call in November, Russ Devendorf, Executive VP and CFO, discussed Smith Douglas Home’s growth strategy.
“As we stated from the time we went public, when we enter a market, we want to make sure that we enter markets where we can gain scale. For us, scale is that we operate in an R-team philosophy, geographic pods. Each pod or R-team has 200 closings. And so, for us, we’d like to, at a minimum, have 400 closings per division,” Devendorf said.
According to Devendorf, Smith Douglas Homes has been working to scale up in existing markets where it has not yet reached that desired scale. He specifically called out the markets that Bowles will oversee in his new role as areas where the company is focused on expanding operations.
“Clearly, where we can take advantage in markets where we already have those two full R-teams, we will continue to try and take some additional market share if the opportunity arises,” he explained.
During the earnings call, Smith Douglas executives affirmed their commitment to a pace-over-price strategy, even as many other builders scale back on deliveries to protect margins.
“Obviously, we’re really deliberate about keeping that pace. It’s really important for our operating philosophy. We make more, we lose less at full capacity,” Bennett said on the call.
