With Strategy Shift Underway, Omega Healthcare Leadership Sees ‘resilient’ Opportunity In Senior Living
Omega Healthcare Investors (NYSE: OHI) continues to expand its senior housing operating portfolio (SHOP) as the company sees further growth opportunities in senior living.
In the second quarter, the Hunt Valley, Maryland-based real estate investment trust (REIT) completed $58 million in senior living investments, made up of $43 million for a three-community portfolio in Rhode Island and a standalone community in Tennessee for $15 million.
Outgoing Omega CEO Taylor Pickett described senior housing as a resilient asset class, and this view underpins the company’s continued shift toward greater senior living investment exposure.
This comes as the SHOP segment is still “in its infancy,” Chief Investment Officer Vikas Gupta said, with Pickett noting the ongoing demand for senior living driven by the baby boomer cohort would support further senior living growth.
“The key takeaway looking back over 25-plus years is that skilled nursing and senior housing facilities are resilient, reliable assets and have weathered reimbursement changes, periods of oversupply, the global financial crisis, and a pandemic,” Pickett said during Thursday’s second quarter earnings call.
Pickett announced in May his plans to step down as Omega’s top leader, with President Matthew Gourmand set to take his place on October 1.
In the last 25 years, Omega has shifted from 100% skilled nursing exposure to including “significant” senior housing and U.K. care home exposure. While Omega leadership did not provide projections for future SHOP growth, Pickett said the SHOP segment was “growing rapidly,” with expectations to spend “significant operating capital going forward.”
Gourmand thanked Pickett during Thursday’s earnings call for his leadership with “humility, intellectual curiosity, and a great deal of hard work.”
Regarding future senior living investment opportunities, Gourmand said Omega sees “a very decent amount of opportunities to put money to work” toward future growth.
“I would expect that very much like we’ve seen in the U.K. where we’ve continued to grow that acquisition quantity over time, we’d look to do the same thing in seniors housing,” Gourmand said during Thursday’s earnings call. “It’s really going to come down to the opportunities that present themselves that fit within our parameters and that we are fortunate enough to win.”
In the second quarter, Omega sold 26 skilled nursing facilities for $562.6 million, and Gupta noted that Omega intends to continue sourcing new senior housing RIDEA deals.
Revenue in the second quarter was $328 million, compared to $283 million reported during the same period last year, with the increase driven by timing and impact of revenue from new investments in 2025 and this year, alongside active portfolio management.
“Our pipeline is extremely strong,” Gupta said. “That’s in all three asset classes we look at: skilled nursing, senior housing, and U.K. care homes. At this moment, it’s more weighted towards senior housing and care homes.”
Omega is also extending out its data analysis and artificial intelligence (AI) capabilities by hiring IT-based talent, something that was “still very much in its infancy,” Gourmand said.
“I think we’re going to continue to also increase our accounting and back-office side of things to make sure that not only are we capable of allocating that capital, but that we’re managing it prudently relative to expectations and staying on top of that side of things,” Gourmand said.
Maplewood Senior Living, one of Omega’s operating partners, is now stabilized after a lease restructuring and post-pandemic recovery, leaders said. Gupta noted that there were “no major concerns” within the company’s operating portfolio as it stands today.
Overall, net operating income for the second quarter was $331 million, compared to $281 million reported during the same period last year.
Omega’s stock price fell to $50.40 at market close on Thursday, a 1.89% decrease from the previous day’s trading.
