[va] Deed & Mortgage Abandonment

Location: Virginia

Bought a house with someone. We are both on deed & mortgage(please be careful who you buy with even if you think they would never try to screw you over)

He no longer wants to live in the same house. I went to refinance only to find he let a solar loan into delinquency, and had been paying the mortgage late(I’ve gotten the loans back in good standing and am ensuring that I’m paying the bills going forward) So credit was shot,no bank would work with me. (Please check on your credit routinely)

We had agreed that until credit is somewhat better and in good standing we’d coexist. This month he notified me that he will be moving out and he has being moving his belongs out of the house. I have no issues with paying for everything, and can do so. I just want to know what to do to best protect myself, when I’m legally able to change the locks(if I’m not how do I secure my dwelling), and anything else I should be aware of.
