[wa] Rented An Apt With Bed Bugs.

My wife daughter and I have lived in this complex for 10 years and were finally looking to upgrade into a larger unit. One came available that apparently was previously rented by someone that was in the unit for 20 years, unknown to us at the time they were hoarders, but known to the management team.

The unit was flipped and given upgrades to their "Luxury" designation. My wife did a walk through before hand and saw some bugs, but has never seen a bed bug in her life so just shrugged it off as some beetles (We live in an area with a lot of mature trees and landscaping).

A few days later they started coming out of the walls and I realized what they were, I emailed the management company and they were out the next morning to confirm what they were. They confirmed and called in extermination inspection and they heat treated the unit. In the mean time the management was polite enough to give us a secondary garage to our current garage (We have a townhouse) to store our non soft goods like bins of books and anything we haven't unpacked.

Heat treatment happened, and they still kept coming. Extermination came out to confirm we needed another heat treatment and said that our unit was 8/10 for infestation from previous tenants. Also turns out, the external garage they gave us was ALSO THE PREVIOUS TENANTS! They confirmed that the garage also had bed bugs.

Had another heat treatment today and still are seeing some coming out and dying from the treatment, awaiting another inspection and bringing in K9's for scent tracking on them.

Here's my dilemma, We have asked for 2 months rent, 1 month because we haven't been able to live in our own unit for 4 weeks, and another month for the cost of replacing mattresses a couch etc.

Exterminator slipped up on us and said "Well given the history of the unit" and finally admitted that this was treated for BB before. They didn't do a proper extermination of the unit before flipping and renting it out, and then complete incompetency for giving us their old bed bug infested garage.

So I even think about settling for 2 months rent at this point? Or pursue legal action to break lease and get more money to pay for moving costs and new stuff? I'm not looking to get a payday, we just want this to be over.
