Apartment Issues

Location: Phoenix Metro, AZ

My apartment has had drainage issues since we moved in February. Specifically the kitchen sink not properly draining and getting backed up and the dishwasher constantly smelling foul and moldy. These issues were brought up to management but every time a maintenance worker was sent out they told us that we just needed to clean our garbage disposal or clean the filter on the dishwasher. This past Monday however, the sink backed up to the point of overflowing into our kitchen and part of our living room. Maintenance was called out and they determined that there must be a blockage further down the pipe. They also determined that the reason that everything was so foul smelling was because this whole time we’ve been having our neighbor’s dirty water back washing into our sink/dishwasher. They called a plumber out Monday night and determined that the pipe is potentially collapsed about 10 feet in. A second plumber is coming out today to investigate what to do further. Our apartment has told us they’ll need to rip everything, including floors and cabinets, out of the kitchen and part of the living room to mitigate any further water damage/growth due to how long this has been going on. They also floated the idea that they might just redo all the flooring while they’re at it if we could just move all of our furniture from room to room during this process. Our lease is up in July, but with all these issues we want out early. We’re worried however that if we bring this up to them that they won’t give us a workable timeline to leave. Everyone we’ve talked to has told us that the living conditions are unacceptable and that we should talk with a lawyer just in case the landlord tries anything. I wanted to ask on here first though before consulting anyone else to see if there’s any case for us. Would there be any way for us to set our own timeline to move out? We’ve reread through our lease and it says that if we want out early we need to pay 2 months rent in advance but we don’t want them pulling that on us either considering what they’ve put us through.
