Apartment Scamming

Okay so i got this apartment in April.
I had a few weeks to move down because of a family situation.
I found this apartment in southern Mississippi that seemed okay.
The lady was very helpful over the phone and set it up so i could move right in.

Moving day came and i came to sign a lease. There was an issue with my girlfriend being ON the lease as an applicant so she took her off last minute.
When she redid the lease she put a 1 year lease. I asked for a 6month
She also had a form for “short term leasing” filled out and with it.

I scanned it (I’m dumb) and moved into an apartment that had no working A/c. ALSO the return air for the air handler pulled air from UNDER the apartment. Being an hvac tech i immediately requested a full fix.
She promised a fix and after 2 days of sitting in a summer heat/muggy apartment, she decided to move me to another open one.
I was forced to move all my stuff from one apartment and move to another.

The new one was fine. I got my first due payment and it was way more than talked about. I looked on the website and they added something called “conditional premium” and i can’t get an answer to what exactly that is. I thought it was the 6-7 month addition but it wasn’t. I still have no idea.

This place did not come fix my dishwasher draining problem (i did)
They did not come fix my a/c (i did) and she lied about someone coming by and fixing it.
They have been “fixing the community pool” for 2 months now and still “ordering parts”
This place has one office lady and 0 maintenance for probably 60ish apartments. Stray cats own the complex (well into 40-50 stray cats)
And they refuse to hire a reputable company to come and fix problems we have.

I’ve never dealt with so much ridiculous S$&@ in my life and i don’t know if i need to get a lawyer or what i should do. I want out bad but they want almost 3,000$ to break a lease and 60 days notice
