Breaking Apartment Lease

hi, i need urgent advice. me and my dad moved into this apartment and it's been a little over 2 weeks since living here. since moving in, there have been so many issues with the shower, bugs coming in, people smoking cigarettes/weed (even though this is a non-smoking community) where i can literally smell it through the vents, it's been giving me a headache.

on thursday, april 2nd, i walked into my room and there was puddles of water on the floor. i called emergency maintenance and they sent someone to look at it and thought it was a one time thing so they said we can clean it up and they'll send someone over the next day to bring a dehumidifier. they bring it but later that day, water is still leaking and it has continued to leak every day even after cleaning it up. a few hours ago was the biggest leak with water almost covering my whole room. the water did leak into my dad's room.

i have documented everything, i have called emergency maintenance, and i have spoken with the people who work at the office here. they said someone will stop by later today to see what they can do. i mean i can't even sleep in my own room and this whole situation is stressing us out, especially when we have no furniture yet and our boxes/stuff are on the floor.

location: Marietta, GA. me and my dad want to break our lease, is this possible? how would i say this to the office staff? do i contact the property management company directly? i tried asking the office staff for their number on friday but they said they're apparently changing management companies and don't know their information. do we need an attorney? i've been looking over the lease and i have a screenshot that talks about this but it won't let me upload it.
