Ex Fiance Threatening To Force Me To Evict Her

Hello, I'll try to keep this short. Short facts at bottom.

Was with my ex fiance for about 3 years, purchased a home 6 months ago. My name only on Mortgage, both our names originally on deed. Caught her cheating, she signed the deed over to myself only. Deed is filed with only my name.

She spent 2 months gaslighting and manipulating me trying to convince me to stay with her. She finally started moving some items out about 3 days ago. Today she texts me that she's coming back whether I like it not, and I need to legally make her leave because she "wants us to work" and it's "the only way you're getting rid of me".

I have NOT filed anything legal through any of this other than the deed transfer.

If my googling is correct, it seems I need to serve her a notice to quit for 10 days, then file eviction with the local magistrate? It's unclear from Google.

She did pay me for the last two months she was here (50/50 split of mortgage and utilities). Her last payment was to pay for February, when she was supposed to fully moving out by the end of the month.

What am I actually needing to do? I've never had to do anything legally. She's saying I either need to force her out legally or I need to let her come back for a month and "see if we can work it out" when she claims by the end of the month if I don't think it's working she'll leave without legal. I have no reason to believe she would honor this word.

If I file legal, and begin the process, say it's a 10 day notice and whatever the court allows, I'm looking at almost a month. Am I allowed to collect money for that time she's there? How do I "serve" the notice to quit? I see forms online..is it really as simple as printing, filling out, and posting where she sees or delivering physical?

I've never done this before. I'm terribly hurt and destroyed. I want out of this hell as easily as possible.

Edit: Few extra facts Four of the six months we lived there, we had a joint bank account so there were no "payments" from her during the first four months. She paid me for Jan and Feb separately, by check, with no memo about "rent"

I have all her "threats" of forcing legal and coming back unwanted in text message form

I do babe cold hard proof of cheating/infidelity, if that carries any legal weight, doubtful but figured I'd mention
