Husband Wants To Sell Home And Move Into Mobile Home? Please Help Me With My Options I Feel Very Rushed And Pressured To Make This Choice.

I could really use some outside perspective on a big housing decision my family is facing. Location: Seattle

My husband and I bought our house in 2019 for 530k, and we still owe about 430k on it with a 4% interest rate, which I know is pretty hard to come by now. Recently, he’s been wanting to sell it so we can move onto land we bought in 2023 for about 100k that has a mobile home on it. It’s only about 3 miles away. The idea is that we could sell our current house, pay off the land completely, and be mortgage free.

The part that’s making this harder is that we would be downsizing a lot in terms of the home itself, but we would have a much bigger property overall. The land also has two trailers on it right now. One is being rented to his brothers, and the other is empty and he wants us to move into that one.

We have two kids, and one of them is nonverbal and has an IEP, so stability is really important to me. The school ratings in the new area aren’t great, but they’re pretty similar to what we have now, and we actually love our current neighborhood school.

i am currently not working but I am in my final quarter of nursing school.

I think what’s holding me back is that I feel like we have a good thing right now, and I’m scared of messing that up. At the same time, our current neighborhood isn’t perfect either since our neighbors are pretty awkward and don’t really talk to us.

So I feel really torn between staying where we are with a low interest rate and stability, or selling, becoming mortgage free, and making a big lifestyle change.

Has anyone been in a similar situation? How did you weigh financial freedom vs stability, especially with kids involved? Would you give up a 4% mortgage in this market? can he legally sell this home without my agreeing? he owns a construction company but has barely had work since January.

I’d really appreciate honest opinions or things I might not be thinking about.
