Is The Deal My Dad Offering Worth The 7 Year Wait?

Myself (30 male) and partner (29 female) have been together for 12 years. We started looking at houses 7 years ago. Each time we were talked out of it by my dad, him saying he will help us out and get us a better deal by building one day we just had to wait, and we kept waiting. Finally the property he owns (extra rental units) was up for renewal but there was $45,000 and he didn’t have the money so he asked me to pay it off as a “down payment” so we didn’t have to renew. 3 years before this he asked me to help pay off his line of credit $35,000 I also did that as a “down payment”. So $80,000 into this deal so far. The plan is to build a semi detached (2 separate properties) My partner and I would move into the one and my dad would sell the other one. I’m finding out now that he is under the impression that I will be footing the entire bill for the build of both houses and he gets the full profit of the side he sells because “he gave me the land” I’m trying to get some outside opinions on if this sounds reasonable in any way? Because I feel like this isn’t much of a deal or help after all….

We all live together in my parents house that we built 6 years ago, my dad owns the house it’s his primary residents and its mortgage free because he built and sold 4 houses before that and used the profit to build this house. So all his money is tied up in property. I helped him build these houses on the side while also working another full time carpentry job and never got paid because “he would help me out later”
Me and my partner have paid for water, gas and groceries while living here.
