Is There A Loophole Here?

Location: Massachusetts. Scumlords are raising the rent again, but notice where it says tenants response, it’s the original rent. If I sign, could that lock me in?

“Please be advised that effective 9/1/2026 the monthly rent for the property listed above shall increase from $2,780 per month to $2,830 per month. The new monthly rent will be payable on or before the 1 day of each month during your continued tenancy.

All rental agreements will be written up as a (1) year lease. Assuming that you choose to accept the rent increase and sign a (1) year lease, your rental term will begin on 9/1/2026 and run through 8/31/2027.

We hope you choose to continue to reside here, but we understand if you choose not to. Please indicate your decision in the Tenant Response Section below and return to us before 8/1/2026.
We must know if you do or do not wish to continue your tenancy. Please email, text, or mail your response so we can plan accordingly.

TENANT RESPONSE (please check the appropriate line):

_____WE AGREE to renewing our lease. We will pay $2,780/month starting 9/1/2026

______WE DO NOT AGREE to renew our lease. We will vacate the apartment by 8/31/2026”
