Landlord Issues

Card image cap

Hi!

Location: Oklahoma

In January we moved out of a house we had been renting for approximately a year and a half. We ended the least early but found someone to take it over so the landlord said it was fine.

The issue is my dogs had damaged the carpet.

We paid 1k in deposits to move in. 500 move in deposit and a 500$ pet deposit.

I paid the landlord an additional 500$ towards the damages.

The cost to replace the carpet was 1080$.

He is saying we owe him the total price to replace the carpets. So we owe him an additional 580$

I feel like were square as the carpet was not in good shape when we moved in anyways and flooded three seperate times while we lived in the house due to plumbing issues (the plumbing in the house needed completely replaced, the plumber was essentially at the house every 3 weeks we lived there).

He just had a law firm call me to try and get the additional 580$. I told the law office I dont feel that is owed to him due to all of the above mentioned.

On top of that he is saying we left the house full of junk and dirty, but the only thing left was a piano we physically could not move and had made arrangements for a company to come pick up the following day, but he told me not to worry about it (he sold it for 100$). AND I had a professional cleaning company come do a move out clean. So the house was empty except for the piano he profited off of and was clean.

The lady from the law firm said if he disagreed with us not owing him anything else he could take it to small claims court which I really don't want to deal with. But we really cant afford to pay him an additional 500$ just to get him to leave us alone either. Thoughts?
