Location: Coconino County, Az. Mother Died Intestate And Owns Land

Card image cap

Location: Coconino County, AZ. My mother passed away nearly two weeks ago. She died in Georgetown, Texas, the city we both call home now. I have one sister. Mom had no spouse, my father passed away years ago and they were divorced decades prior anyway. Land came from her side of the family, and has been in the family for over a hundred years.

My mother owned some land in Northern Arizona. Taxes have been kept up by me for years. She left no outstanding debt that I'm aware of.

My sister lives in a suburb of Phoenix, a few hours from the land in question.

What are our next moves?

Apologies if I have omitted any crucial info, please feel free to ask any questions of course.

Sister and I are on good terms, no friction or conflict expected there. Not sure whether own jointly or separate, we haven't weighed the pros and cons of each I guess? We both have spouses/children.

The land isn't terribly valuable, but it's part of our heritage and will belong to our children someday.
