Me, Wife, Kids, Mil Live Together. Mil's Mom Died 7 Yrs Ago. Mil Hasn't Transfered Any Property. I Need To Know Where To Start.

10 yrs ago my wife and I with our kids rented a house in our town. My MIL was available while my kids were young, so she was the main caregiver while my wife and I worked day shift for some years. After MILs lease was up, she moved in with us. About 7 yrs ago my wife's grandma, (MILs mom), passed away. We moved into my MILs childhood home, same house my wife's grandma lived in. We live on a basic residential street. 8'-10' between me and my neighbor on our north side. The south side of our property is a vacant lot. Same size i believe as the rest on the block, unsure currently. My wife's Gma bought it many years ago and its been vacant and lush green grass since I was a kid. I knew the guy who lived next to that vacant lot in the mid 90s, when I was about 8 yrs old (small world).

We had a local builder stop by one day and ask about buying the lot to build something. HERES THE ISSUE. My MIL hasn't tried transferring anything from her mom's name into hers. We've been paying the mortgage since Gma passed and the credit, equity, anything else im oblivious to, is still going towards the Gmas credit. MIL is on SS and is worried it will affect her $$. My wife (her only daughter) lives in the same household as her. Would MIL as executor of her moms (Gmas will) be able to transfer the assets to my wife or me (wife doesn't work, im the only taxed income in the household). Would assets be transferable 1 time as a death benefit of sorts??? I know theres technical names for these types of situations. found papers for the "value" of the lot next to our house and need to do some renovations, as the house has been in the family for almost 100 years.

Is there a specific type of lawyer that practices in this field?

Don't tell me MIL should have done stuff sooner.. I KNOW.
