My Landlord Says I Have To Pay For A Repair That I Didn't Cause. Am I Actually Responsible?

Location: Colorado, USA

I moved into my apartment about six months ago. Last week the bathroom exhaust fan stopped working. I told the landlord the same day, and they sent someone to look at it.

The repair person said the motor had simply worn out and needed to be replaced. I didn't touch the fan or do anything unusual with it.

A few days later my landlord emailed me saying I'm responsible for the repair because the lease says tenants are responsible for "minor maintenance and repairs."

The repair is going to cost around $250.

I looked through the lease and that is basically all it says about repairs. There isn't a list of specific things I'm responsible for.

I don't mind paying for something I actually damaged, but I don't understand why normal wear on an old appliance would automatically become my responsibility.

Is this something a landlord can legally charge a tenant for in Colorado, or does it depend on the exact wording of the lease?
