My Mom’s Bf Is A Horrible Human Being, And My Name Is On The Property

So, my Mothers boyfriend is a jobless, abusive, ex-felon with a history of domestic violence who (in a myriad of ways I will not go into for times sake) has absolutely ruined her life already, but I can’t force her to leave him.

Now they’re “breaking up” for the 13th time, and during this fight he’s threatening to injure himself on the property and sue her…

I was added to my the property’s deed within the last year as joint tenants with rights of survivorship.

He doesn’t know I’m a co-owner but he hates me and I know he’d really love to sue me. Even when they’re “broken up” he still lives there and doesn’t attempt to leave quickly, so he has the time to follow through on the threats if he wanted to and honestly the property isn’t well maintained.

There’s no lease, and he doesn’t really pay any rent, but he’s been living there with her for over a year now.

My instinct is to try to file an incident report, but she’s begging me to not call the police… Is there any other way I can protect myself and my property if he were to ever make good on those threats?

And if I do file an incident report can I keep the police from going to the property and spooking them?
