Neighbor Ruined A Land Deal.
We have 15 acres for sale with a creek and pond.
We do not live on it we just occasionally fish/hunt. We’ve spent a lot of time and money improving the land and drainage since purchasing this land. We’ve cleared some acreage, cut trees, cleaned and stocked the pond, etc.
Months ago there were 3 beaver dams and a wire fence that went across the creek that had caught years of debris. This caused a decent flood.
We did a lot ourselves but also spent a few thousand dollars to have some people come out and clear it out and fix some other drainage issues. Since then we have had record rain fall and no flooding.
Fast forward, we got an offer and accepted it. Had signed contracts. Ready to get this thing sold. The buyers went out to the land again to just look around and enjoy the land. The neighbor of this land comes out and shows them old flooding pictures from before all the work we had done and they back out.
This is the second time he’s done this. What are our options? He is misrepresenting our land and screwing our business deals
Location: North Alabama
Edited to add:
we did disclose past flooding and how we fixed it to realtor to explain to buyers.
