Roommate Not Paying Rent And Ignoring All Communication (mn)

Card image cap

Location: Minnesota

we rent a house and we are both on one lease together.

they recently said they no longer want to live here and and took the majority of their stuff out of the house while I was at work and no notice. they said they were still going to pay rent. this is all in writing through text messages.

A few days ago they said they are no longer going to pay rent and that I need to find a sublease to replace him.

rent was due so I told the landlord I could not afford the rent without his payment. the landlord told me I was on my own trying to get rent from him and it was still due no matter what so I ended up covering his portion of the rent and bills.

I am aware we are both liable for the rent but I would still like to find a subleaser so I dont have to pay it forever. I will not be able to keep up with the payments and it will drain my savings very fast.

I would like to take him to reconciliation court to attempt to recoup the ~$1500 I had to pay to cover the rent and bills.

I know this is a long shot but I am quickly running out of money. the issue I am now having is that he has checked himself in to a hospital for mental health reasons.

even if I found a subleaser, how could I legally have them move in? the change to the lease would need to be agreed upon for all of us, including him. it seems like a legal nightmare if he wanted to move back in after he gets out of the hospital. we still have 11 months left on the lease.

so my main concerns are:

How would I serve them the notice for reconciliation court if they are in the hospital and is it even possible to find a subleaser without his approval?

My landlord seems to not really care about this at all so he is no help.
