Squatter Left Behind Property After Arrest (de - Us)

Location: Delaware

I have a rental property that was unoccupied for a couple of months and far away from where I lives. I was originally planning on doing a renovation and then selling it, but decided to sell as is. I went to the property and there was someone inside the house!

I called the police, he was arrested for burglary (I think he’s still in custody I don’t know the charges)

He left behind a few laptops and other items worth maybe $1-2k.

I don’t want his stuff, I don’t want to sell it, I don’t want to dispose of it. I definitely don’t want to burden myself or incur costs to return the property.

However, I’m talking with a buyer who wants to close in less than 30 days. What are my legal obligations (if any) on returning this stuff?

There were a dozen officers on site during his arrest. I asked them what to do with any valuables and said I’m concerned it might be stolen property.

They told me they wouldn’t take it, wouldn’t look to see if it was stolen etc. they suggested i coordinate a time with the squatter to return his property and they’d gladly come be an intermediary for safety.

I’m having trouble finding out what he’s been charged with but he did resist arrest and I doubt he can financially make bail. I don’t see it as likely that he’ll be out of prison/jail by the time ownership transfers
