Trying To Understand My Rights After Private Equity Acquired My Trailer Park.

I (26) own a trailer in IA (location: Iowa) in a moderately sized city. The park owns the land my trailer is on, as well as all utilities in the ground (trash, water, sewage, internet). I currently pay ~$1450/mo ($700/mo mortgage, $490 lot rent, ~$250/mo electric/gas), and am responsible for any “above ground” expenses for the trailer. I have lived here 6yrs and in that time the lot rent has increased $185. They have updated some amenities for this increase (fiber optic to all trailers (non optional), redid the pool area/added bathrooms, and have begun completely replacing the sewers due to them being too old to be safe).

This month with no notice the park was acquired by a large private equity company from out of state. They fired the mangers same day and gave us some automated number to call that does nothing. Today I received an email stating our lot rent would be increasing to $593/mo AND all included utilities aside from internet are now the tenant’s responsibility. All together we’re talking almost $400/mo increase for the same place we’ve been, now with shittier management and no one even in the STATE to refer questions to.

The previous owners already constantly violated our rights regarding notice for entrance or presence on the property — ex. dug up my whole front yard and parked their machinery in my PAID parking spaces and when I complained I was threatened with eviction. We’ve been looking into moving but, we love our house and have put a lot of work into the property. Now though we’ve already begun to see things getting worse.

What can we do? How is it we as residents have no rights to protect ourselves? How can they come onto our property and dig out our yard, take up parking we pay for, demand access to evaluate our appliances in our homes, rip out wiring attached to my home, etc? Is there anything we can do to protect ourselves and neighbors?
