What Are My Rights As Homeowner With A Life Estate Clause On My Deed?
Location: Minnesota. I bought my house on a contract for deed in 2019. I satisfied the contract 6 months ahead of it's expiration. I now have a mortgage, and the Warranty Deed is in my name. On the first page of the Warranty Deed, it says "grantor reserves for herself a life estate in the subject property." The house, property taxes, and house insurance are all in my name. So, I live in the house, and the lady who sold it to me also lives in the house. We each have our own rooms. I want to know what my rights are, because the seller's family is acting like I don't have any rights to my house. They come and go as they please, helping themselves to whatever they want. A couple of her family members even have keys to my house. Can I decorate common areas (living room, kitchen, etc.) as I see fit? Do I have any say in who can enter my house? I pay the electricity bill, so can I set the thermostat where I want it? Can her family members have keys to my house? I have searched online, but am unable to find any information as it relates to my situation. I have contacted attorneys in my city, but they are either not taking new cases right now, or there is a conflict of interest. Thank you.
