Across two states, several new apartment projects are in the pre-launch phase, giving buyers an early look at proposed homes and amenities.

Diverse in choice, they range from a new high-rise community designed with over-65s in mind, to a boutique coastal address with resort-style amenities, generous balconies and views stretching from the ocean to the hinterland.

Given that these projects are still at the planning and pre-launch stage, their designs, amenities and services may change as they progress. But this is an early look at how some of Australia’s newest homes are catering to buyers’ interests and appetites.

Queensland

Esperance, Hope Island, Gold Coast: This project, specifically for over-65s, is designed around relaxed, low-maintenance independent living, with gardens and landscaped green spaces for walking, meeting family and friends or relaxing outdoors. Residents will also have access to indoor and outdoor swimming pools, a cinema, virtual golf, a yoga studio, café and bar.

A private village bus will run regular shopping trips, while planned services include smart in-home technology, a 24-hour emergency response system and CCTV monitoring. Home care services will be available through a partnership with Five Good Friends, alongside visiting allied health partners.

The community is planned with more than a hectare of green space and direct canal frontage.

Alora, Coolangatta, Gold Coast: At the southern end of the Gold Coast, Alora is planned for Ward Street in Rainbow Bay, with easy access to Coolangatta’s beaches.

Designed by TVS Architecture & Interiors and built by 5Point, the boutique tower sits between Snapper Rocks and Greenmount Headland in a World Surfing Reserve. The residences are planned with floor-to-ceiling glass, ocean, hinterland and Fingal Headland outlooks, along with natural stone, fine timber and generous entertainer balconies.

The project’s resort amenities include a pool, spa, sauna, steam room, palm-lined deck and surfboard storage. Residents will also have access to a lounge, private dining and bar area, BBQ terrace, gym, yoga and Pilates studio and work-from-home spaces.

Froggies Beach, oceanfront dining and local cafés are nearby, while Gold Coast Airport is about eight minutes away.

Western Australia

Parkside Residences, Rivervale, Perth: In the heart of Rivervale, Parkside Residences is a collection of thoughtfully designed studios, one- and two-bedroom apartments. Set minutes from from Perth’s CBD and Optus Stadium, the project will place residents close to parks, cafes, trails and dining options.

Some of the planned shared amenities include a residents’ lounge and games area, a fully equipped gym and a cabana with BBQ facilities and outdoor dining.
