[va] New Lease, Landlord Trying To Ban Smoking Off The Property (and He Bans "excessive Drinking" On The Property.) Is This Legal?

Location: Virginia, USA.

I am about to sign my lease with an independent landlord, he seems very eccentric (in a multi-millionaire/rich way). He wrote his own lease which is only one page long, he lambasts the official template given by the state of Virginia and generally hates "the institution" (in a very liberal way?). Specifically, about substances, it says this:

"Overall Comportment, Behavior, and Actions

Tenant understands that the overall property is shared by other guests, and that the main guiding principle for residency in the property in courtesy and respect for others here. In specific, all here agree to minimize any actions or behaviors that would disturb others. Specifically, by all guests, no smoking of any types of products, including any even off-campus smoking, no excessive use of alcohol, and no raising of noise or even music levels that will be disturbing of others. Violations of these principles can result in Tenant’s having the lodging terminated."

Can he legally regulate the substances I intake that are not at his house? Also, in general, can he regulate my use of alcohol? He has a very, very large house in which he, his wife, and eight other tenants live. I would be getting a three bedroom suite, his bedroom is not in this suite. This is my first living space out of college (where my parents handled most of it since I did not have a credit score) so I am unsure if this is normal. I smoke a small amount of weed at parties only, and I do like to go to bars or sometimes drink a decent amount to unwind, but both of these things are less than once a month. I do not plan on hosting any crazy parties on-site, and I've never been blackout drunk ever, but I'm worried if I come home from a bar after 4 or 5 drinks I could get in trouble, although I do have my own entrance to the house.
