Breaking Lease Early With Landlord Approval

We've been tenants in a rental house for 6.5+ years. Our latest lease ends in Feb 2027. I'm currently pregnant with and we need more space so we started to look for a home. We found one we loved and before moving forward with it, we reached out to the homeowners about ending the lease early (Oct 31 2026, over two months notice) and they kindly agreed. The homeowners have always been great. They said they'd be in touch with the property management group, but I guess they didn't connect.

Regardless, on Aug 31, I emailed the property management group to give 2 months notice, letting them know the owners agreed.

Since then, the property managers responded that we're in breach of contract, they'll withhold our security deposit ($5000 because we were new to the country and didn't have US credit established despite showing our credit scores in our home country), and they'll charge us two months rent ($3000*2) for the vacant time.

I'm frustrated because the homeowners agreed with us and that allowed us to move forward with the home purchase. And now they're saying we owe $11,000 extra. Is the property management group allowed to swoop in like that and make that decision, despite the owners agreeing to letting us leave before?

The property managers are annoyed that we went to the homeowners directly. I went to them because I knew the property managers weren't going to be reasonable and it was ultimately the homeowner's decision, right? I would have reached out to the manager sooner but the owner said they were going to as well. But I guess they missed each other.

The property managers are saying that there are a bunch of costs for turning over the property that the homeowner wasn't aware of when he agreed to let us leave early. Is that a valid reason for them to go back on our agreement? Whether we leave now or when the lease is up, there are turnover costs.

Is the contract technically between me and the homeowners, or me and the property managers? Do I have any grounds to stand on? Can they really withhold / demand that much money from us?

The property managers told us we're no longer allowed to contact them owners, can they actually dictate that? I do feel bad dragging the owners into this mess but it feels unavoidable.
