Can My Friend's Landlord Terminate Their Lease Early For Being Lgbtq?

My friend owns her salon and recently got engaged to her wonderful girlfriend who also works at the salon. I just found out today that her landlord has gotten a lawyer and has slowly been building a case against her to terminate the lease early. I'm not sure of all of the details, but from my understanding the lawyer had some things that they said were reasons to terminate early, and when my friend asked for time to correct the things before termination, which she would have been able to do, the lawyer told her that these were not the only reasons for early termination and that they are "morally misaligned" with the landlord. They now have less than 60 days to find a new spot and move the entire salon.
The previous owner, who was also gay, had been the owner for like, 10 years before he sold it to my friend, and she's been the owner for about 4 years now. So why terminate her now for being "morally misaligned"? Is this even legal? Can my friend get her own lawyer and fight this?
