Contractor Abandoned Equipment At My Property, Blocking Off My Room For A Month (louisiana)

This is a repost since the first didn't gain enough traction to get any satisfactory answers, and the one person who did comment, seemed unsure.

Location: Louisiana

Owners hired some fly by night contractor. Contractor sealed off my laundry room to do a repair, tore down the ceiling, and instead never came back, ghosting the job and abandoned tools and equipment in my leased laundry room for roughly a month without permission, making the room entirely unusable. In case anyone asks, I could not move them cause the room was largely blocked with everything and he stupidly also left a 6ft hole in the side of the house which he failed to fix before he abandoned the job, so had I taken the barrier inside down that separated the laundry room repair from the rest of the house to move everything into my living room or somewhere else, I very likely would've been inviting all manner of pests into my home, more so than they currently are. It's also not like I could've put them outside cause had they been stolen or rained on, that would have created another issue.

I notified him by text a week or so ago as that's the only info I have for him after he finally reached back out, that I am charging him a $250 storage fee + $25 each additional day it takes him to pay me and come get everything out my house (restitution for loss of use/storing and being responsible for his personal property/etc.) and that I will be holding the tools and equipment as collateral until paid. Landlords are aware. I also gave him 48 hrs otherwise I'd start looking into the process to claim them under abandoned property, and sell them to pay off the debt. In addition, I informed the owners the contractor is trespassed and no longer welcome on the property due to being a liability. He actually came back on the other side of the property (duplex) "to finish something up" and then came over to my side, past a locked gate, and used and stole one of my ladders without permission, which I have since recovered. I will be filing a police report of that incident to create a record since I have a written confession from him, regardless of whether or not I eventually press charges.

What are my risks under the LA Civil Code? Am I legally covered under right to retention, as this seems like unjust enrichment on his end since I don't know anywhere where you can just go and store your stuff in some stranger's home without permission for a month straight, completely free, making one of their rooms entirely unusable, and then just expect to just pop back in out the blue and grab everything?

Wanted to double check that I'm legally justified and in the right, before I decide how to proceed, as I'm obviously not happy about not being able to wash or dry clothes, towels, and sheets for a month straight after I reminded him 2-3 days after he left everything here, that it's blocking my laundry room and there's a 6 ft hole in the side of the house where pests can enter. He even said multiple times he would be back to seal it and grab everything and never followed though, missing multiple appointments we scheduled, so this is why I'm trying to carry out what I believe is a justifiable civil lien due to everything and being forced to be an involuntary depositary, but obviously wanted to verify and see if my ass is in the right, and legally protected before I potentially continue down this path.
