Landlord Entered My Apartment Twice Without Notice While I Was At Work. No Emergency. What Are My Options?
Location: Washington State
This happened twice in the last three weeks. The first time i came home and noticed things had been moved slightly in my kitchen and a window i always keep closed was open. I didn't think much of it initially. The second time i came home and there was a note on my counter from my landlord saying he had "checked on the unit" and that he noticed a small crack in the bathroom ceiling he wanted to monitor. No prior notice, no call, no text, nothing.
I texted him asking when he had come by and he said it was around 1pm on a Tuesday. I asked why i wasn't notified and he said he didn't think it was necessary for a quick check and that as the owner he has the right to access the property.
I looked it up and my understanding is that Washington requires at least 2 days written notice before entry except in emergencies. A ceiling crack he wanted to "monitor" does not seem like an emergency to me. My lease doesn't have any clause that waives this requirement as far as i can tell.
I'm not trying to make this into a huge conflict since i have 8 months left on my lease and i generally want to keep things civil. But i also don't want this to keep happening and i want to know what my actuall options are here. Can i send a formal written notice reminding him of the law, and if he does it again what recourse do i have?
