Landlord Is Ghosting Us. Now What?

LANDLORD ADVICE: I have a question and figured this was the best place to ask to get advice. My boyfriend has a month-to-month lease with the house he’s been renting for 15 years. He’s trying to move out but his landlord has been ghosting him, and ignoring his request. Very typical behavior of his landlord btw, my boyfriend has always had to do all the repairs because this guy never shows up or fixes anything and communication is always poor. Finally, a month after the initial reaching out and not hearing back, my boyfriend shipped him the Lease termination. It took this landlord weeks to fill it out, and he shipped it with tracking. When my boyfriend tracks it, it says “in transit” but it’s been like that for 2 weeks now. I don’t know if it’s lost in the mail or what. My boyfriend called the landlord 4 days ago and he didn’t answer, so he left him a voicemail saying he needed to resend the letter or deliver in person. He hasn’t called back. It’s clear that he is going to have to move forward with taking serious steps since this landlord is completely ghosting him.

Initial conversation telling him he wanted to move was mid-December, so it’s been two months.

What would the next steps be? Can he move out without landlord approval or does that violate a law? Will he have to take him to court?

I’d really appreciate advice and insight here, thank you!
