My Uncle Kicked Us Off The Family Farm After 15 Years After A Verbal Agreement That He Was Going To Split The Property Between All 4 Siblings. What Can I Do?

Hello, this is my first Reddit post, so excuse me if this is formatted badly.

Location: Michigan

Some information: The property is a total of 37 acres; 10 are yard/buildings, 20 are farmland that gets leased out, and the remaining is woods. There are 2 houses on the property and around 8 other buildings

Around 15 years ago, my grandparents came to my dad and gave him a difficult decision. They were going to lose the family farm if they did not pay the property taxes. So he made the decision to move back to the family farm and take care of his parents and the property. As a result, we lost our home, got foreclosed on, and lost that house. At the time, my grandfather told my dad that the property would eventually be his. Fast forward a couple of years, and my grandfather passed away. It was then discovered that my grandfather had put my uncle on the deed and that they had forced my grandmother to sign away her dowry rights. At the time, my grandfather was not in a great mental state due to the medication he was on. However, my uncle and father had a great relationship, so we did not think anything of it. My uncle has always said that he is going to split the farm between all 4 siblings, so we lived there taking care of my grandmother, maintaining and paying for everything for the property. My grandmother passed away a couple of years later. We continued to live off the agreement as we trusted my uncle. Unfortunately, we have no evidence of this agreement. None of the other siblings offered any help for the property, and we paid for everything. We were not super happy about that, but we let it go as we were the ones living there and they did not. So we paid all of the property taxes, invested thousands of dollars into the property, and did mowing and other property maintenance. A couple of examples of what we did for the property

- Completely renovated my room: new insulation, electrical, drywall, paint, and flooring.

over $1500

- Replaced the fuse box when it almost burned our house down and got a breaker box installed. $3500

- Thousands of dollars on back taxes

- We built 2 good-sized deer blinds in the back of the woods

at least $1500 each

- Thousands on mowers and gas for mowing over 15 years.

- Repaired the barns that had structural issues.

- Cleaned the property up after my grandfather died (he was a hoarder)

- Paid for septic services.

- We paid for 2 electrical services for a long time, as the well system is at the other house.

- Bought all new siding and soffit materials that we had to sell for much less than we paid

-We had a company come out and do the large driveway with new gravel

These are just what I remember off the top of my head, and there are countless other expenses my dad had paid for over the years. Here are some issues with the property.

- The house has 1-1/2 Inch Insulation in the walls

- The wiring was extremely old and unsafe

- There were no floors in the main living area

- We had to run extension cords to the building with the well in it

- Pipes often froze due to poor insulation

- The house still has asbestos siding on it

- There is a leak in the roof

- The septic system had issues

We have proof of everything we did for the property and the condition it was in. The only reason we continued to live there is that we thought we were partial owners and were slowly improving the property. So now that you have all the information, let me bring you to the current situation. 2 months ago, out of the blue, my uncle sent my dad a message saying the following: "After much consideration, you and your family need to find a new place to call home as soon as possible. Please consider this your 30-day notice. If you refuse, I will go through with a legal eviction. Please do not try to change my mind." We never agreed to the time frame he gave us, but we did start the moving process.

One day after the 30 days he gave that we never agreed to, everyone was at work, and he showed up to the property without any notice and threatened to call animal control on our 3 dogs if they were not off the property at the end of the day. He also said that any of our property that remained on the property would be considered abandoned and that he would keep it. We had a tractor and trailer and some other items still on the property. At the time, my dad was in the hospital due to some heart issues when my uncle sent that message. After some back and forth, my uncle gave a couple more days to get everything else of the property, and after we would not have access to the property. He never went through with a legal eviction, and we have evidence that he threatened our animals and threatened to keep our property, and that he gave us no notice that he was going to show up to the property.

So that's it. I know there is not much, if anything, I can do as far as the original agreement goes, but is there anything we can do to at least get back what we put into the property? We don't have a lot of money for a lawyer right now, so are there any legal resources that anyone would recommend?
