Neighbour’s Roof Is Leaking Into Our Home.

My row home of almost 3 years has had extensive leaking since purchase. Most of it has been fixed, but one leak persists. The original leak in a top floor bedroom was originally associated with a really old roof. I replaced it. Here we are 2+ years later and the leak returned. Ripped open the ceiling and the water reappears to be coming from a wood beam extending from the neighbour’s roof over the fire wall. Only happens during hard/heavy rain. My roofers came out and inspected the interior and watched the videos of water flow, but couldn’t inspect exterior due to weather/time.

The house next door is a rental and I’m in good relations with the owner. I let them know what was going on and they had a “roofer” inspect their roof and addressed any problems. Leak continues so I said hey by the way, our roofers came back to inspect the exterior, here is their written invoice for what they describe, call them if you need more detail. Got a response, basically saying their roofer didn’t find much of any issue, but would have them come back out. I explained the specifics of how the water was coming across the joined wall and attached some pictures. No response.

I’m not looking for a payout, or even repairs to the ceiling (room will be gutted in the future anyway), all I want is the water to stop and it’s obviously coming from their home. What are my options?
