No Electric In Leased Garage — Landlord Failed To Disclose Until Commencement

Location: Minnesota (not Duluth)

My new lease for a duplex commenced yesterday, and I agreed to pay a premium for use of the on-site garage that was documented with an addendum. The space is fitted with overhead lighting, outlets, and a machine garage door opener. There was no mention that these features were defunct during the tour, email exchanges, or the lease. Inside of the garage there are even abandoned items that look new and suggest that the last leaseholder was using the electricity!

This is a big disappointment in a cold weather state to have to manually open the garage door. There’s also been a spike in car thefts in recent years so there’s relative risk in having to exit my running vehicle! Not to mention I planned to use it for woodworking projects in the summer. I had even picked up a new table with plans to refinish it in this space…

I’m having trouble finding resources for non-residential rental spaces. Is this something I can enter into rent escrow over?
