Property Disclosure Statement Never Mentioned Efflorescence In Basement

Location: Manitoba, Canada

Hello! So I just got possession of a home this past Friday and stumbled across something that was rather alarming to me within the first 5 minutes of walking through. In the northwest corner of the basement floor there was an uneven area in a small 2'x2'x2' corner right against the wall. It definitely dampened (no pun intended) my initial excitement for my new house. When I got upstairs I saw a letter from the seller. Everything was laid out perfectly, how to run the hot tub and maintain it properly to how to winterizer and operate the in ground sprinkler system. However, there was also a note regard that corner in the basement. Efflorescence. They said this has been like this for years and they would occasionally pull the carpet back use acid which they left us in the basement closet and some sealant that seals it off. They mentioned you'd need to do this from time to time to keep the calcium dust from building up under the rug that is laid in the basement.

What concerns me is a couple of things:

  1. Why wasn't this brought up in the property disclosure statement? We specifically asked the realtor if there had ever been water in the basement and they said it has never flooded. But efflorescence can only be present if there is moisture.

  2. They had a TV on an entertainment unit overtop the area when we were in for showings and I have picture proof of it so there was likely no way we would've known.

Am I overreacting or is this something I should be seriously exploring further. My realtor dismissed it as an issue that's in the area because of the alkalinity in the soil. He says he's had it one other time when it was disclosed and the buyers got a home inspection and a concrete specialist/foundation specialist in to look at it. They deemed it was nothing more than a nuisance. But because my realtor is representing both us and the seller I'm wondering if he's just trying to minimize any blowback by just saying it's all good.

After speaking with the lawyer we used to buy the house I am left confused. He also downplayed it and said this is something that comes up and this should've been something that should've been disclosed but its likely not a big deal.

I guess I just need to know where I go from here because I tried to be as diligent as possible to make sure something like this wasn't going to happen.
