Received 11 Municipal Court Citations For Unsafe Structure At A Property I Managed But Never Owned — Location Alabama
Location: Huntsville al . I received 11 citations today from the City of Huntsville Municipal Court (Alabama) for unsafe structure violations at an apartment complex I used to manage. Court date is April 29, 2026. I’m using AI to help me organize and clearly summarize this situation.
I am not and have never been the owner of this property. I was the property manager. Everything I ever signed was signed “[My Name], agent for owner.” The actual owners are clearly listed in city tax records and have owned it for 10+ years. These citations clearly list me as the defendant in the case with the owners not listed at all. It shows me as the “party responsible” on all of the paperwork.
I resigned from this position approximately 9 months ago. The citations were issued 3/18/26.
The city has me in their system because I was the point of contact during a fire at the property approximately 3 years ago. The property has apparently sat fire-damaged since then (exterior siding, chimney, eave, and electrical damage noted on citations).
I have already applied for legal aid. I have 15 years of professional property management experience and hold CAPS, CAM, and ARM credentials. I understand the agent/owner distinction — I just need to know if I’m seeing this correctly.
Questions:
1. Is “agent for owner” documentation strong enough to get these dismissed? 2. Does my resignation 9 months prior to the citations factor into liability? 3. Any Alabama-specific considerations I should know? [link] [comments]
