Roomates

Hello all, I was curious about a potential roomate situation where in my roomate and my self started living together in may of 2025 and we both signed our lease. Fast forward to that August a friend of mine moved in and the landlord raised the rent with an addendum of 200 dollars a month. Now in may of this year 2026 Me and the roomate were to renew the lease and both sign. Both of our names are on the lease but only I signed but we never got a counter signed full lease back involving all parties signing the lease. Now as of yesterday 9/22 my Roommate tells me he’s moving out at the end of the month because his brother is going through a mental crisis which I am more than understanding of and I feel for him but as of right now I don’t feel comfortable with taking on the rent with our other roommate. And so I was wondering the legality of us staying or what the process would be to break the lease or if none of us signed fully technically would I be able to get out and go somewhere cheaper? Or what is the legality of him leaving if at all? I hope this makes sense.
TLDR: roommate and I went to renew our lease in may but he never signed even though his name was on the lease along side mine and he said he’s leaving at the end of the month. Wondering legality of him leaving or me leaving to find somewhere cheaper
