Roommate Moving Out Without Us Consenting And Refusing To Pay Rent Portion.

Hey everyone, I’m in a shitty situation and I’m looking for advice on how to proceed.

In April 2026 I signed a 12 month shared lease with my (at the time) current roommate, and two other roommates and we all moved in together. We verbally agreed on our monthly shares of the rent — I’m very much regretting not having them sign an official document stating how much they’d pay.

Some personal issues went down and now one person wants to move out. They’re saying that if we don’t find someone to takeover their lease portion that they just won’t pay. I’ve talked to my landlord about the situation and all they’re saying is that my remaining roommates and I will still need to pay regardless of how many people live there. Breaking the lease would cost about 6 grand + my credit score and renter history, paying their portion would cost 4.5 total.

I believe their name stays on the lease even if they give a notice to vacate to my landlord. I’m really struggling to find someone to takeover and I’m not sure what I can do to recover money if they don’t pay/i end up paying.

Any advice is welcome ????
