Signing A Lease And Landlord Has Lease Violation Rent Increase Clause On Top Of Fees?

So I'm in the process of signing a two year lease, not my first time signing a lease. This is the first time I've ever lived somewhere with a HOA though or has a lease with this many random clauses in it. I don't know how many are enforceable or which ones take precedent over others..

My primary concern is there is a clause that states "tenant agrees to upkeep the premises and all outside areas and keep the premises free from any trash and debris. If a violation is issued by the city, or if the landlord/property manager has to issue a written notice to tenants due to trash/weeds/dead or overgrown vegetation/failure to maintain premises, loud party/barking dogs/peace disturbance then the rental rate shall automatically increase by $50/month plus tax for the remaining terms of the lease."

Then another clause in that same paragraph states "no additional pets including but not limited to animals, fish reptiles, or birds nor those if friends, neighbors, acquaintances, or strangers) are to be kept or permitted on the premises. if it is determined an additional pet has been kept or permitted on the premises without prior written consent of the landlord, the rent will automatically be increased by $50/month for each pet. Additionally a per deposit of $300 and a pet fee of $150 will be due for each pet. All pets and emotional.support animals will require a pet deposit/fee."

This is all in addition to fines and fees that are different in two areas of the lease. With one page stating that we are responsible for "$200 for any violation notice or citation received from HOA/government/regulatory body. In addition to citation amount any fines/penalties/collection/legal fees will become responsibility of the tenant."

And another page stating:

"in event of any fines/citations resulting from tenants use or occupancy from government/regulatory agencies, tenants will immediately reimburse landlord for the fine plus $150."

There's also a blanket $1300 penalty for "smoking indoors".

I've never had a lease like this and I'm legit confused and not sure that the rent increase thing is legal? Just looking for some clarification cause I really want to move and it's been hard to find a place for my partner and I. Any guidance is appreciated.
