Storage Facility Fire

Card image cap

Location: Denver, CO

Hi!

This is my first time having a storage unit so I need some guidance on the below please.

Event: Fire at storage facility on my floor over one year ago (06/2025) from someone living in their unit and using drugs. My unit is indoor first floor, climate controlled.

Issue: I was never informed of the fire from the facility. I also hadn’t been to the facility since the month I moved in. I only found out when moving out of my unit yesterday (10/31) and my belongings smelled like smoke and everything in my unit I touched turned my hands blackish gray, so assuming it’s related.

Another tenant heard me trying to decipher what had happened and told me of the fire as he neighbors the unit that started the fire. I asked the front desk and he said he has no record of the incident. I googled it, and sure enough the fire was MASSIVE and covered on the news.

I want to make an insurance claim for the smoke damage but wondering what the best course of action is, as the facility has now denied the incident taking place.

Advice wanted: is making the insurance claim the best next step? Do I need to get an email thread started with the facility to get it in writing that said fire did or didn’t happen? Does the claim require facility cooperation?

Thanks for the help ????
