Tenant Refusing To Vacate Premises; Threatening My Animals
location: IN, US
My current tenant (who rented a room in the house I occupy) is refusing to vacate the premises, despite being informed 30 days ago that I was terminating his lease due to failure to adhere to lease terms (smoking weed inside my house, not leashing his dog when he lets it out) after 2 warnings (one verbal one written). He lived there for less than 3 months before notice was given.
It has been more than 30 days since he received the notice and he has become increasingly erratic (threatening to take my animals to the pound or "just let them out," calling me at work and yelling/accusing me of being greedy, a liar, and "leading him on," followed me to my job to berate me the entire walk in on one occasion; had to call my boss to come walk with me). I have called the police twice, but he is scarily calm when they arrive and they just talk with him and send back to my home.
What is the fastest way to get him out of my home legally? I have a service dog for my child, a therapy dog for my job, and a household dog. They do not stay with me all hours of the day and I have true fear for the safety of them and the safety of myself and my children.
Yes, we are in completely separated parts of the house - there is a door with multiple locks that I alone control between our space and his, I have security cameras covering all entrances to our space, and an alarm on each door and window. We are as safe as we can be, but apparently, this dude is crazy, despite a clean background check and me knowing him for 10 years. I don't know what to do.
