Unauthorized Guest In My House
Location: Maryland
I rent out a room in my townhouse under a written lease that limits guests to a maximum of 2 overnight per week stays unless I give prior approval, and unauthorized extended stays incur a $50/day fee. The lease is for one occupant only.
Over the past few weeks, my tenant repeatedly had her male guest stay overnight beyond the allowed limit, gave him a key to my house without permission, and allowed him to go in and out of the house while she was not there. I verbally and in writing told her this was not allowed per lease.
The tenant later admitted her guest's currently doesn't have a place and I should let him stay multiple nights per week for several weeks, and she will pay the fee. I declined and told her I prefer to stick to the original lease . On top of this she had a history of never paying the rent on time but wants to keep having someone live in my house and use my utilities.
Here are my questions
• Am I legally allowed to restrict or deny her guest from staying overnight beyond the lease terms?
• If she continues bringing him overnight despite my objections, what are my legal options before the lease ends?
• Since I live in the same house, do I have additional rights regarding unauthorized guests or key sharing?
• Is there anything else I should or should not be doing right now to protect myself legally?
Tldr. Tenant is breaking the lease by letting a guest stay everyday in my house. She gave him the key of my house ,and she is also not paying the rent. I don’t want the guy in my house anymore. What can I do?
